WHERE'S THE VALUE ?
OUR home took nine months to build. It has taken another 4 years of nurturing and completing the after market adds.
We build one house at a time. Many so called "Custom Builders" can build their house in 4 to 6 months with a superintendent managing 6 + at a time. Something has got to give. This is usually evident if you compare the attention to detail in our home to theirs. However, what you can't see "behind the walls" is what you really have to be concerned with... but not with ours.
When you see the price sheet when visiting a major builder, the eventual or "final" cost will be 10 to 30% higher after the details are worked out. And then there is the after move in upgrades like hardscape, landscape, window treatments etc. which can easily add another $100,000 to $250,000 to the cost. Our home is total TURNKEY.
So called upscale "Custom Builders" such as NV Homes, D.R. Horton, NVP Homes and others are charging $225 to $275 per Sq. ft. (main level & upper level) for their larger home base package which includes decent upgrades. It is costing another $40+ per Sq. ft. for basement finishing. You can use this as a starting point for comparison.
10414 Lowery Ct.
4,300 (main & upper levels) @ $225 plus 2,320 (basement level) @ $40 = $1,060,300.
Total Upgrades: $243,515 (see Upgrades / After Market Adds.) The items listed are at cost. The typical mark-up on upgrades are 20 to 30 percent which is not included in the amounts.
TOTAL INVESTEMENT: $1,303,815. |
